no smoking

All of our properties are smoke-free. You may smoke in outdoor seating areas as long as you are not close to open doors or windows. Please dispose properly of any butts or packaging. If any smoke odor remains inside the home for any reason upon departure, guest will be subject to a $200 cleaning fee.

pet policy

Unfortunately, pets are not allowed at any of our properties. Any evidence of pets without permission will result in a $200 cleaning fee.

damage to property

Things break—we understand that. And we need to know immediately so we can replace or repair it for the next guest. If it’s small, just leave or $10 or $20 to cover costs; if it’s bigger, we will work out an agreeable compensation for getting it fixed. Larger damage to furniture or property may result in replacement or repair fees up to $995.

extra guests

While we do not charge by the number of guests, it’s very important for us to know how many are coming. Please verify that the number of guests on your reservation matches the number actually coming. And please never exceed the guest limit for each property (2 guests max in the Owls Nest, 6 guests max in Hebron Hollow, and 8 guests max in the Briar Patch). Thank you!
